Top Property Investment Zones in Gurgaon

Talking about the development of Gurgaon, it initially began around NH‑48. Then, development was seen on Golf Course Road, which is now the prime and most well-developed area of Gurgaon.

Now, if we talk about investment in Gurgaon with the best appreciation looking ahead to 2031, it starts from Golf Course Road, then extends to Golf Course Extension Road, SPR, CPR  and Dwarka Expressway. This forms a loop around which the majority of high-growth investment opportunities are concentrated.

1. Golf Course Road

Golf Course Road is one of the most prestigious and high-demand areas in Gurgaon. It is a 16-lane road with seven underpasses covering approximately 8.5 km. These underpasses allow smooth and traffic-free commuting across the stretch.

There are a total of 11 Rapid Metro stations in the area. Nearby, you’ll find Paras Hospital, Artemis Hospital, and major office spaces, including those of Genpact, Dell Technologies, and many others.

It is well-connected to Cyber City, which houses numerous offices, private workspaces, coworking spaces, virtual offices, and event venues. It also has excellent connectivity to Delhi and the Gurgaon-Faridabad Road. This location is home to DLF’s most premium residential projects, The Camellias, Aralias, and Magnolias and recently, DLF launched another ultra-luxury project here, DLF The Dahlias.

2. Golf Course Extension Road

Where Golf Course Road ends, Golf Course Extension Road begins, and it stretches up to Vatika Chowk, also known as Badshahpur Chowk. An underpass has already been constructed there, which allows you to connect to the SPR Road without facing any red lights. From Vatika Chowk, you can further connect to Sohna Road, the Delhi-Mumbai Expressway, and NH-48 as well.

Golf Course Extension Road is a developing area with many residential and commercial projects, some already delivered and some still under construction.

On Extension Road, prominent residential projects include Pioneer Araya and Pioneer Presidia. There is also a commercial project, Pioneer Urban Square, which is visible from the Extension Road.

Skyarch, a residential project in Sector 69, is ready to move in. DLF The Arbour, which is a high-rise option, is currently available in the resale market and is under construction. Emaar Amaris and Emaar Digi Homes, both located in Sector 62, are ready-to-move and high-rise residential options.

For low-rise options, there is Adani Ivana in Sector 63 and Sobha Low Rise Floors, also in Sector 63. Extension Road offers a wide range of choices from low-rise and high-rise residences to commercial spaces, making it a very attractive area for investment.

3. Southern Peripheral Road

Talking about the SPR (Southern Peripheral Road), it starts where Golf Course Extension Road ends at Vatika Chowk. SPR connects with Golf Course Extension Road at this point. The government has big plans for SPR, with around 385 acres of land reserved exclusively for commercial development. Many offices are expected to shift here, similar to the way Cyber City is located near Golf Course Road. SPR is planning to have a Cyber City 2, which will be even bigger than the existing one.

Several companies have already moved into this area, such as Genpact, DLF Corporate Greens, American Express (74A), BMW Training Centre, and Air India Training Academy.

In terms of connectivity, SPR connects both Gurgaon and Delhi. From Cloverleaf, you can access Dwarka Expressway and CPR (Central Peripheral Road). The Dwarka Expressway offers seamless connectivity to IGI Airport and other parts of Delhi.

DLF has developed the Privana Township near SPR, where they have launched three residential projects. Two earlier projects, Privana South and Privana West, are currently available in the resale market, with no fresh units available. The Aravalli Hills surround these under-construction projects. The recently launched third project, Privana North, was sold out within a week. These are excellent options for investment along the SPR Road.

4. Central Peripheral Road

CPR starts when we move further from Cloverleaf towards Dwarka Expressway. This is a 14 km long road and can also be described as connecting Dwarka Expressway to NH-48.

When we drive on CPR towards Dwarka Expressway, we see Sector 37 on the right side and Sectors 83 and 84 on the left side. Sector 37D is a government-planned development area where 1,000 acres of land have been allocated for Gurgaon Global City. 

There are residential projects like Krisumi Waterfall Residency and Max 360. This area will become a major hub with excellent potential for growth due to the government’s future planning.

There are also low-rise residential projects by Signature Global. A new ISBT is planned on 15 acres in Sector 36A. Additionally, there is a proposed plan for a heliport in Sector 84.

5. Dwarka Expressway

Dwarka Expressway is a 16-lane highway with three-lane service roads on either side. This is a combination of highways, underpasses, and tunnels. It is designed as a three-level system with flyovers, roads, and underpasses to ensure minimum congestion. You can directly connect to IGI Airport through the tunnel of Dwarka Expressway. 

The highest appreciation is happening on the Dwarka Expressway. For example, M3M Crown in Sector 111 was launched at ₹13,000 per sq. ft. and is now available in resale at ₹17,000 per sq. ft. Emaar Urban Ascent in Sector 112 was initially priced at ₹16,500 per sq. ft.. Its resale price is currently ₹18,000 per sq. ft. Smart World One DXP project offers an appreciation of ₹50 to ₹80 lakhs.

This is the kind of appreciation seen in launched projects, and you can still invest in recently launched ones. Recently launched residential projects include Hero Homes Palatial in Sector 104, BPTP Verti Green in Sector 102, and Puri Residency in Sector 111.
