Short answer: DLF has entered a collaboration agreement for a 7.48-acre parcel in Sector 61, Gurugram. The company shared the news on its Q2 FY27 earnings call in October 2026. The parcel adjoins the 28.5 acres DLF bought from IREO in 2024, which creates a 36-acre contiguous site on Golf Course Extension Road. The deal is expected to close by March 2027. DLF has not announced a project name, price, launch date or RERA number.

What DLF said on the earnings call

DLF managing director Ashok Tyagi told analysts on 17 October 2026 that the company has entered a collaboration agreement for a 7.48-acre parcel next to its existing Sector 61 land. His summary was short: the combined site will be about 36 contiguous acres.

DLF made small payments to lenders for the new parcel in the September quarter. Management expects the deal to wrap up by March 2027. The total land cost wasn’t disclosed.

The reports we read don’t spell out the terms, like who owns the land or how any revenue is shared. Until DLF shares them, they’re unknown.

Background: the 28.5-acre IREO parcel

The older land has a longer story. In January 2024, DLF agreed to buy IREO’s bonds from lenders, including Standard Chartered Bank and Deutsche Investments India. That meant taking over about ₹825 crore of bad loans linked to the land.

At the time, DLF said the parcel, described as 29 acres, could support up to 7.5 million sq ft. On the latest call, management said 19.5 of the 28.5 acres had already been conveyed.

What happens next

First, the land deal has to close, which DLF expects by March 2027. After that, DLF needs approvals and a Haryana RERA registration before it can market or sell homes here.

A launch date? Unconfirmed. One news report says management gave no timeline for this site. A separate earnings-call summary says a launch is planned next year. The two accounts don’t match, so don’t treat any date as settled.

Also, don’t mix this site up with DLF’s next Gurugram launch. On the same call, management pointed to a luxury launch in Q4 in DLF Phase 4, which is a different location. It may be the project we cover in our post on DLF Magnolias 2, though DLF hasn’t confirmed a name.

What it means for buyers

Nothing is bookable yet. Under RERA, a promoter must register a project before advertising, marketing or selling it. A broker quoting a confirmed price, tower or allotment for Sector 61 is guessing. Check any claimed RERA number on the Haryana RERA portal before paying a token.

Meanwhile, you can compare projects that are already moving on the corridor. Our guide to upcoming projects on Golf Course Extension Road shows where each one stands. For another recent land deal in the city, see our post on L&T’s 20-acre Gurugram land buy.

FAQs on DLF’s 7.48-acre Sector 61 deal

What did DLF announce about Sector 61 Gurugram?

On its Q2 FY27 call, DLF told analysts it has entered a collaboration for a 7.48-acre plot right next to its Sector 61 land. Add the 28.5 acres it picked up from IREO in 2024 and the site comes to roughly 36 acres on Golf Course Extension Road. Closing is expected by March 2027.

Has DLF launched a project on this land?

Not yet, as of 18 October 2026. There’s no project name, no price, no launch date and no RERA number so far. Management didn’t commit to a launch timeline in the reports we read, either. So if someone offers you a booking on this land today, ask for the RERA registration first.

What is a collaboration agreement in real estate?

Usually it means the developer teams up with the landowner to build on the land, instead of buying it outright. For this deal, who owns the plot, what DLF is paying and how any revenue gets split are all unknown. DLF hasn’t made those terms public.

When will the DLF Sector 61 land deal close?

DLF expects it to wrap up by March 2027, the last quarter of FY27. It has already made small payments to lenders for this plot in the September quarter. A launch can only follow after closing, approvals and RERA registration.
