Short answer: The DLF Aureva sell-out means all 172 homes were booked for about ₹1,985 crore, at an average of roughly ₹11.5 crore each. For buyers, that changes three things. Booked buyers should verify possession dates and RERA details. Families who missed out must look at resale or other projects. And the wider market now has proof that branded senior living sells at luxury prices.
One definition first. A “sell-out” means every unit has been booked. It does not mean the homes are built, handed over, or worth more today.

What DLF announced on 4 October
On Sunday, 4 October 2026, DLF filed a notice with the stock exchanges. It said The Aureva, its first senior living project, was completely sold. The Tribune reported sales of about ₹1,985 crore across 172 residences.
| Detail | What was reported |
|---|---|
| Project | The Aureva, Sector 63, Gurugram (Golf Course Extension Road) |
| Homes | 172 four-bedroom residences in one G+45 tower |
| Land | About 4.17 acres, next to DLF’s The Arbour |
| Sales value | About ₹1,985 crore |
| Average ticket | About ₹11.5 crore per home |
| Rate | Roughly ₹26,500 to ₹28,000 per sq ft, depending on the outlet |
DLF has not released unit-wise prices. In addition, one report says NRIs bought about one in four homes. We could not match that figure to DLF’s filing, so treat it as unconfirmed.
Why The Aureva sold out so fast
No single reason explains it. Still, three factors stand out when you read the filing next to the coverage.
The brand. DLF has done this before. Its Arbour project next door sold out in three days before formal launch in 2023, as Gulf News reported. Buyers already trusted the address.
The scarcity. Gurgaon has very few purpose-built senior residences from a major developer. When supply is that thin, one credible launch can absorb all the demand at once.
The services. Summaries of DLF’s filing mention a luxury clubhouse, wellness spaces, and an on-site medical centre with emergency support. Marketing pages also name a Medanta tie-up. That mix of home plus care is what separates this from a regular 4 BHK.
What the sell-out means if you already booked
Congratulations are fine, but paperwork matters more. Here is the first problem: nobody agrees on the handover date.
Marketing sites quote anything from March 2030 to December 2033. One broker analysis that cites the RERA file gives 31 October 2033. The sell-out coverage we reviewed does not mention a date at all. So the only date that counts is the one in your agreement and on the HRERA record.
Check these five things now:
- The RERA registration number, and its status on the HRERA Gurugram portal. One report says the approval came with deficiencies to be rectified, so read the actual order.
- The possession date in your builder-buyer agreement, plus any grace period.
- The age-eligibility clause. Who must be 55 or above (as listings report), and what happens if you add a co-owner or leave the home to an heir?
- The medical centre commitment, in writing. Is it a contractual service or a planned amenity?
- The monthly maintenance estimate and what it includes.
Also, do not plan around a resale premium. The project is years from completion, so any “resale” today is a booking transfer that needs DLF’s approval.
What it means if you missed out
DLF has announced neither a waitlist nor a second senior living phase, as of 6 October 2026. That leaves three routes.
- Booking transfer at The Aureva. Possible only with DLF’s written consent. Ask any broker for the allotment letter and payment receipts first.
- Other purpose-built projects. Antara-managed residences on the Dwarka Expressway start near ₹5.2 crore, and JMS Silver Living in Sector 95 starts near ₹1.6 crore, according to listings. Both are under construction.
- Monthly assisted living. It costs roughly ₹66,500 to ₹2 lakh a month and is the only option that works if care is needed within a year.
Whichever you pick, compare possession dates before prices. A cheaper home that arrives in 2030 does not help a family that needs support in 2027.
What it means for the Gurgaon market
The sell-out matters beyond one tower. First, it shows that buyers will pay luxury rates for retirement-focused homes. Second, it gives other developers a reason to enter the segment.
DLF’s own numbers add context. Speaking on the Q1 FY2027 earnings call, a senior DLF executive put the project’s revenue potential at around ₹2,000 crore, according to Business Today. The final sales figure landed almost exactly there. Meanwhile, one report puts DLF’s Q1 FY27 pre-sales at ₹657 crore, so The Aureva alone equals about three times that.
| The Arbour (2023) | The Aureva (2026) | |
|---|---|---|
| Homes | 1,137 | 172 |
| Sales | ₹8,000+ crore | About ₹1,985 crore |
| Price point | From ₹7 crore | About ₹11.5 crore average |
| Sell-out | Three days, before formal launch | Announced 4 October 2026 |
Keep one caution in mind. The two columns are not like-for-like, because one price is a starting figure and the other is an average. Besides, a single sold-out tower proves demand for this tower, not for every senior project in the city.
What the sell-out does not mean
A sold-out label invites big assumptions. Most of them are wrong, or at least unproven.
- It does not guarantee price growth. Nobody can promise appreciation on a project that has not been built.
- It does not create a rental income stream. Senior living has a small pool of tenants and buyers, and age rules limit who can occupy the home.
- It does not mean every senior project is safe. Each one needs its own RERA, possession and service checks.
Treat the home as a place to live. If a seller pitches it as a quick-return deal, that is a red flag.
FAQs: DLF Aureva sell-out
How much did the DLF Aureva sell-out total?
DLF reported sales of about ₹1,985 crore for all 172 homes, announced on 4 October 2026. That works out to roughly ₹11.5 crore per home on average. Outlets quote the rate between about ₹26,500 and ₹28,000 per sq ft, and DLF has not published unit-wise prices.
When will DLF Aureva be ready for possession?
It is unclear from public coverage. Marketing sites quote dates from 2030 to 2033, and one broker analysis citing the RERA file gives 31 October 2033. DLF’s sell-out announcement, as reported, gave no date. Check your agreement and the HRERA Gurugram record for the binding date.
Is DLF Aureva RERA registered?
Reports say it is registered with HRERA as a retirement housing project, with one report noting deficiencies to be rectified. Marketing sites quote different registration numbers, so do not rely on them. Search the project on the HRERA Gurugram portal and read the registration order yourself before paying any amount.
Who can buy a home at DLF Aureva?
Listing sites report that buyers must be 55 or above, but DLF has not published the rule in its filing. Because eligibility can also cover co-owners and later resale, ask for the exact clause in writing. The project is a retirement housing development, not a regular 4 BHK launch.
Will DLF launch another senior living project?
DLF has not announced one as of 6 October 2026. Earlier in the year, the company called senior living an immediate launch priority, but its other named upcoming launches are not senior projects. Watch DLF’s exchange filings and the HRERA portal for any new registration.
