5 Must-See Residential Projects Launched on Dwarka Expressway in 2025

Dwarka Expressway is one of the fastest-growing areas in Gurgaon and is considered a prime location. It offers seamless connectivity between Delhi and Gurgaon. Every year, many real estate projects are launched here, but in 2025, five residential projects have been introduced that you simply shouldn’t miss—whether you are a homebuyer or an investor.

1. Gaia Residences by BPTP (Sector 102 Gurgaon)

This is the first residential project with glass façade towers. It is not a standalone project but a part of the Amstoria Township, where 5 to 6 projects have already been launched.

Gaia Residency is spread across 19 acres of land. It has a total of 7 high-rise towers with a height of G+45 floors. However, only 3 towers have been launched for now. The remaining towers will be launched in the next phase. The exact height of the towers is 150 meters.

The project offers 3 BHK apartments with a size of 2,100 sq. ft. Each tower has four apartments per floor (4 to a core). Gaia includes special features like a yoga deck for meditation at 400 feet, a sky library 300 feet above the ground for reading books, and a co-working space 200 feet above. These features make the project truly unique.

The price starts from around ₹3.78 crore (₹18,000 per sq. ft.). This project is located right on the Dwarka Expressway and you can reach Delhi and IGI Airport within a 20-minute drive. It has a large clubhouse and offers 50+ activities. There are swimming pools, a gym, gardens, and a 1.4 km long jogging track.

2. BPTP Verti Green (Sector 102)

BPTP Verti Green is located in Sector 102, on Dwarka Expressway, Gurgaon. It is also a part of the Amstoria Township, which is spread across 126 acres of land. Verti Greens has high-rise towers with G+45 floors. There are a total of 5 towers. The project offers 2 BHK, 3 BHK, and 4 BHK apartments.

The apartment sizes are:

  • 2 BHK – 1,600 sq. ft.
  • 3 BHK – 2,400 sq. ft.
  • 4 BHK – 3,200 sq. ft.

Each floor has 4 apartments. One of the towers is reserved only for 2 BHK apartments.

The launch price was ₹16,500 per sq. ft. So:

  • 2 BHK costs around ₹2.64 crore
  • 3 BHK costs around ₹3.96 to ₹4 crore
  • 4 BHK costs around ₹5.28 crore

According to BPTP, their residential projects on the expressway are priced well and are expected to give good returns in future.

The project also includes a large clubhouse of about 1.5 lakh sq. ft. It offers green parks, a kids’ play area, gym, swimming pool, and 24/7 security. It is located in Sector 102, which is near Dwarka Expressway and has easy access to offices in Gurgaon and Delhi.

3. Emaar Urban Ascent (Sector 102)

Emaar launched its new residential project called Emaar Urban Ascent in January 2025. It is located in Sector 102, near Dwarka Expressway, Gurgaon. The project is spread over 10 acres of land. Urban Ascent has a total of 6 towers with around 816 apartments. The towers will have a height of G+43 floors. Each floor will have four apartments (4 to a core), and the project offers 2 BHK, 3 BHK, and 4 BHK apartments.

  • 2 BHK carpet area: approx. 1,700 sq. ft.
  • 3 BHK size: approx. 2,165 sq. ft.
  • 4 BHK size: approx. 2,816 to 3,150 sq. ft.

This is a low-density project and includes a 3-acre central park. The price per sq. ft. is around 15,935 per sq. ft. The price of the apartments starts from ₹2.7 crore onwards. A large clubhouse of 45,000 sq. ft. is available in the project. It also includes various activities for entertainment like a swimming pool, sports courts, green lawns, and advanced security systems.

4. Godrej Vrikshya (Sector 103)


Godrej Vrikshya is a residential project located in Sector 103, Gurgaon. It spans 15 acres of land. There are 6 high-rise towers with a height of G+27 floors. Each floor will have four apartments (4 to a core). The project offers only around 650 apartments, with just 42 families per acre, making it a low-density project. This is a RERA-approved project. It includes a 90,000 sq. ft. clubhouse and offers 3 BHK and 4 BHK apartments. Apartment sizes range from 1,947 sq. ft. to 3,700 sq. ft. 3 BHK apartments are priced around ₹3.60 crore and 4 BHK apartments are priced around ₹5.66 crore.

5. Hero Homes (Sector 104)

Hero Homes has launched a new residential project, The Palatial. This is located in Sector 104 on Dwarka Expressway, Gurgaon.The project spans 11 acres of land. It has 5 tall towers with a height of G+42 floors. It offers 3 BHK + Servant and 4 BHK + Servant apartments. Each floor has 4 apartments. 

The 3 BHK apartments range from 2,800 sq. ft. to 2,900 sq. ft. The 4 BHK apartments range from 3,400 sq. ft. to 3,500 sq. ft. The prices start from ₹4.75 crore and go up to ₹6.5 crore. The project includes a 60,000 sq. ft. clubhouse and a 5-tier security system for safety. Palatial offers excellent connectivity, with the proposed metro station just 0.5 km away and IGI Airport approx 12 km from the site.
